How much is my property worth?

Many owner's ask this question when the appraiser views the property. The truth is at that time the appraiser does not know what the property is worth. The walk through is just the first of many steps needed before value can be estimated. It should also be noted that it is a violation of USPAP (Uniform Standards of Professional Appraisal Practice) for the appraiser to divulge the results of an appraisal to anyone other than the client. If you have applied for a loan and your lender ordered the appraisal, the lender is the client and the appraiser cannot discuss appraisal results without their express permission.

Many things affect the value of property: square footage, age, floor plan, amenities, condition etc. Sales of similar properties in your market area are usually the best indicators of value.
