Who gets a copy of my appraisal?
Only the client, unless ordered by legal authority. If you order the appraisal
and are considered the client, you will receive the appraisal. If you are the
borrower in a lending transaction, your lender is the client and you can request
a copy from them under fair credit guidelines. Who receives an appraisal is governed
by USPAP (the Uniform Standards of Professional Appraisal Practice) and it is a
violation of appraisal standards for the appraiser to provide copies to anyone other
than the client. If you receive a copy of your report, you should know that there are
specific terms and limiting conditions included with each appraisal and it is essential
that they be thoroughly reviewed for proper understanding of the report.
An appraisal prepared for you or your lender will not raise your real estate taxes
because the appraisal office does not share any information regarding your property
with the county taxing authority. The county has its own staff to collect information
and evaluate property for tax purposes.
